Windham serves a population of over 61,000 people as the retail and services area for the beautiful Sebago Lakes Region, a region that receives over 500,000 visitors annually. Windham is located in the center of Cumberland County, Maine’s largest, and the economic engine for the State of Maine. Windham is part of the Portland Maine Metropolitan Area.


The Town of Windham is served by the Windham Raymond Regional School Unit.The Windham Raymond RSU serves almost 4,000 students and is at the leading edge of innovative teaching and curriculum. North Windham, a major neighborhood in town, was named "Best Place to Raise Kids" in the state of Maine by Bloomberg Businessweek Magazine because of our low crime rate, unique mix of recreation activities, and an above-average school system.

Residential Growth

Windham’s residential population of over 17,400 grew 14% from the year 2000 until 2010 and is projected to grow by another 2.5% by 2020. Windham’s Retail Trade Area has a population of over 61,000 and is expected to grow to 63,500 by 2020. With a Median Household Income of $68,028 the residents of Windham’s Retail Trade Area make a strong market for Retail, Financial Services, Restaurants, and Personal Services.

Planning for the Future

Windham’s innovative 21st Century Downtown Plan will transform the Windham Marketplace, our “New Downtown” into a modern downtown with the ease of pedestrian movement and the ability to still capture the over 25,000 vehicles per day that travel US Route 302 that many of us look for in our marketplaces.
